Dear Gary,
It is with great pleasure that we have the opportunity to offer a letter of referral to Gary Bain and GM Bain Real Estate Services Ltd. The Real Estate market is not something that one can navigate easily, and having someone like Gary Bain act on your behalf is the first and best decision you can make.
In September 2008 we contracted with Gary Bain to conduct the marketing and sale of our Scenic Acres property. We had the choice of other realtors, both friends and strangers, but choose Gary based on his apparent real estate knowledge and friendly style.
At that time, the real estate market was under going severe and dramatic changes in market conditions. Had the needs of our family for a new home been so great, the market trends alone would have convinced us not to seek a new property at that time.
My wife and I met with Gary. We learned of his experience, expertise and knowledge in the real estate market, then decided to contract with him to sell our Scenic Acres home.
Gary took the time to assure us of his ability and forecast what he saw as the future in the real estate market. He offered us some expertise on how we should conduct ourselves in regards to first selling our house, then seeking al new home following the sale. He accurately predicted the way the market would react, and how e could best benefit from the expected activity surrounding its behavior. He was realistic and accurate in his appraisal of the sale value of our home and the market conditions as they evolved.
Gary put together a vigous media campaign alone with a series of open house events and showings to market our property. He was able to find the client that would eventually wish to own our property. At the close of the sale on the Scenic Acres property, he was able to secure multiple clients which to our good fortune ended with a bidding frenzy.
With the successful sale of our property, Gary continued to labour towards discovering a new home for us. We had been searching for a property during the sale of our existing home against Gary’s better advice. When we discovered another property that we had hoped to purchase, all manner of unexpected issues cropped up. This was probably when we realized how essential it was for us to have Gary operating on our behalf. Legal issues, tenant issues, and market timing were against us in this potential purchase. It was only with Gary’s skilled negotiation that we were not homeless on the street – or stuck with a property and an unwanted tenant. Gary or a member of his team was available at a moments notice to help us with quick decisions and short deadline dates. Thank you Gary, that was a close call.
With the time to move rapidly approaching, Gary was confident he would find us the new home of our desires. With the home I had hoped we would purchase now off the market, I was convinced that Gary would find us a suitable replacement.
After taking us to a number of showings, and re-examining a host of listings. Gary was able to find us a better home, and negotiate a better price with a more workable possession date than we thought possible. The home Gary suggested contained a few more amenities and better features that we had desired.
Had we not lived through this process, I would not have thought it was possible.
